Beyond the revenue generating possibilities, of course, is the redevelopment potential of the site. The online sale listing does not include the asking price. 

Patient First building for sale in Germantown

You could become Patient First's landlord if you have $5.5 million burning a hole in your pocket. The building containing the urgent care clinic chain's Milestone Shopping Center location at 21044 Frederick Road in Germantown is now for sale. Built in 1997, the pad site structure was renovated for Patient First in 2019. The asking price for the property is $5,523,810, according to the online sale listing, which is significantly above the assessed value of $2,874,200. It's not clear from the listing if any of the value of the property is derived from potential redevelopment rights.

SafeSplash Swim School for sale in Montgomery Village

SafeSplash Swim School at 19312 Montgomery Village Avenue is being marketed for sale. The swimming instructional center has been open for less than a year at the Montgomery Village Center. Why the franchisee is selling at this early stage is not disclosed, but the school remains fully operational. The asking price for the business is $975,000, according to the online sale listing.

Margarita Bar & Grill property for sale in Germantown

You could become Margarita Bar & Grill's landlord, if you purchase the 1.026-acre property the popular Mexican restaurant is situated on in Germantown. The lot at 19201 Frederick Road (MD 355) includes the 3000-square-foot restaurant building and a 70-space parking lot, along with high visibility on one of Maryland's busiest commuter routes. Elias Taqueria has earned a 5-star rating on Yelp, and a 4.6-star score on Google Reviews, but the owner now wishes to focus on other business ventures. The asking price for Elias Taqueria is $75,000, according to the online sale listing.

Former Greene Turtle building for sale in Germantown

The former Greene Turtle building at 19961 Century Boulevard in Germantown is for sale. D1 Seafood Buffet was the most recent tenant. The building is being marketed as a turnkey restaurant opportunity, but the new owner could simply function as the landlord, and lease it out to a restaurateur. There is excellent transit access at this location, as it is right by the Germantown Transit Center and its bus stops. The asking price is $3.5 million, according to the online listing.

You could be 7-Eleven's landlord in Germantown

If you have $4 million burning a hole in your pocket, you could take a Big Bite out of Germantown real estate. The land underneath the 7-Eleven convenience store and gas station at 12861 Clopper Road has hit the market for sale. You would become the landlord for 7-Eleven under this triple net lease (NNN) arrangement. The online sale listing offers some interesting facts about this 7-Eleven, such as its status in the 91st-percentile of customer traffic for the brand among all 7-Eleven stores in the United States, that 321,000 customers have patronized this 7-Eleven in the last 12 months, and that the store has about 5.5 years left on its current lease.

Historic Clarksburg buildings for sale

Two historic buildings in Clarksburg are now on the market for sale. The former Webb's Store, built in 1897 at 26506 Clarksburg Road, and the home the store's founder built next door in 1899, can be yours for a combined price of $549,000. Both are being sold as-is, and need significant work. Because neither is on the National Register of Historic Places, the online listing suggests that redevelopment of the site is possible, but advises potential buyers to do their research to confirm this.

An apartment building constructed only four years ago in Clarksburg is already on the market. Axiom at Cabin Branch, a stack-and-pack style mid-rise development, has 272 units. It has luxury amenities and is in a prime location adjacent to the Clarksburg Premium Outlets mall, as well as I-270. The asking price for the property is not provided in the online listing, which is being handled by Berkadia.

Gaithersburg structure built in 1899 marketed as redevelopment opportunity

403 E. Diamond Avenue in Olde Towne Gaithersburg is a retail property built in 1899 that resembles a house. At first glance, it appears to be a historic preservation opportunity. But it turns out that the structure has been deemed not historic, and has approvals for demolition from both the City of Gaithersburg and CSX. 

The property, which includes room for up to 20 parking spaces, is being marketed as a teardown redevelopment opportunity in a prime location near the historic train station and MARC commuter rail. KW Commercial has listed the property with an asking price of $820,000. Prospective buyers are warned not to enter the building. "Entry is at your own risk due to safety concerns," the listing advises. It appears that a previous plan to redevelop the site by Finecraft Contractors has fallen through, creating a opportunity for someone else.

The Perrywood Apartments are now available for sale at 26040-26050 Woodfield Road in Damascus. Built in 1958 and renovated in 2021, the complex is "fully-occupied by voucher tenants." The asking price for the Perrywood complex is $2,266,300. According to the online listing, the reason for the sale is "foreclosure" and this is a "distress sale."

Hyattstown United Methodist Church property for sale

The Hyattstown United Methodist Church property at 26121 Frederick Road (MD 355) is available for sale. Asking price is fairly reasonable at $799,000. Offered "as-is," the property would deliver to you a modest-sized church with a sanctuary and hall, a former parsonage (equivalent to a rectory or pastor's home), modular classrooms, and a cemetery. The latter requires the buyer to keep the graveyard's grass mowed, allow access during set hours for visitors to gravesites, and allow any remaining scheduled burials to take place. 

While the church is in good condition, the parsonage reportedly needs quite a bit of work. Broker information suggests that there is potential for public sewer hookup beyond whatever water-sewer infrastructure exists on the property now. It looks like an excellent opportunity for a faith community seeking a home right near an I-270 off-ramp. Apparently, this UMC held its last services here almost a year ago.

Land behind Burger King for sale in Germantown

Have it your way behind Burger King in Germantown. A 2.03 acre site, partially-developed with several commercial buildings, is now on the market for sale. The entire property, squeezed between Burger King and a residential street, could be redeveloped as commercial (grandfathered) or as an R-200-zoned residential site. According to the online listing, the asking price is $2.1 million.

The heart of Olde Towne Gaithersburg is up for sale

The potential sale of a sprawling set of classic retail properties in the heart of Olde Towne Gaithersburg could have a transformative impact on one of the few remaining historic downtown cores in Montgomery County. Five contiguous retail properties with frontage along E. Diamond Avenue and N. Summit Avenue are now on the market. Of course, any sense of continuity of character in Gaithersburg went out the window some time ago, with the development of the soulless, cheap-looking, stack-and-pack Gaithersburg Station apartments further down at 370 E. Diamond. It's a travesty. Will the heart of Olde Towne now meet the same fate?

What's up for sale? 206-208 E. Diamond Avenue, 210-216 E. Diamond Avenue, 220 E. Diamond Avenue and 226 E. Diamond Avenue. It's a total of 32,819-square-feet of land on 1.65 acres. Current zoning allows a maximum building height of four stories on this site. The sale listing notes that the City of Gaithersburg is likely to demand first floor retail in any redevelopment. Parking waivers will be available due to nearby public parking. The listing says there are no historical preservation requirements, another travesty.

This will be a "historic" redevelopment opportunity in a historic downtown. Is there a developer who can do this responsibly, and maintain the Olde Towne character on a site visible from the historic B&O Railroad train station? A site that is one of the first things seen upon entering the heart of Olde Towne on Summit Avenue? I'll concede that the site is certainly easy walking distance to MARC commuter rail, but haven't we learned anything from the wholesale destruction of the historic downtowns of Rockville and Bethesda in the past? This is a saga worth watching closely.

Moe's Southwest Grill for sale in Montgomery Village

Moe's Southwest Grill at 19222 Montgomery Village Avenue is for sale. The asking price is $325,000, according to the sale listing. Buyers will have to be approved by the Moe's chain, and will need to pay a franchise transfer fee. Moe's opened here in February 2022. No reason for the sale offer is given in the sales listing.

Want to buy Montgomery County's first Wawa store? It'll cost you $8 million

The first Wawa store in Montgomery County hasn't even opened yet, and it's already for sale. Now under construction at 405 S. Frederick Avenue in Gaithersburg, the store could be yours for $7,957,000. Does that include unlimited Gobbler sandwiches? That question would probably rank a distant second to the one on most Wawa fans' minds for the last several years, namely, when is the Gaithersburg Wawa opening? The online sale listing gives us the best clue yet, as it notes that Wawa's lease will commence in November 2023.

Wawa's Gaithersburg NNN ground lease has a primary term of 20 years, with 10% rent increases every 5 years, and six 5-year renewal options, indicating the chain is here in Montgomery County for the long haul. That rent will go to you, if you are the lucky buyer with $8 million burning a hole in your pocket. 

The sale listing goes on to describe the Gaithersburg Wawa's prime location on busy MD 355 across from Gaithersburg High School, and the rarity of a Wawa store in the area. "Currently under construction, this location will be Gaithersburg’s first Wawa store and will serve as Wawa’s long awaited first store along the I-270 corridor outside of Washington, D.C. There are currently no Wawa locations northwest of D.C. along the interstate until the I-270/I-70 interchange in Frederick, MD over 20 miles away."

Daytime Eats, a fast-casual deli and restaurant at 7889 Cessna Avenue in Gaithersburg, is for sale. It remains open for business. The asking price is $160,000, according to the sale listing.

While the location is a bit out of the way in an industrial park setting, it is absolutely surrounded by businesses whose workers provide high traffic at breakfast and lunch. Daytime Eats is very highly-rated on Yelp, Google and Facebook, another selling point for the restauranteur seeking a turnkey location with an existing following.

Okey Poke at 501 N. Frederick Avenue in Gaithersburg is for sale. The poke bowl and hibachi restaurant remains open for business at this time. Okey Poke opened in 2020. The asking price for the business is $155,000, according to the sale listing.

Rio Grande Grill for sale in Germantown

Rio Grande Grill at 13541 Clopper Road in Seneca Park Plaza in Germantown is for sale. The Tex-Mex restaurant opened in 2020, and is still open for business. According to the sale listing, the asking price is $165,000, and includes everything needed for a turnkey operation of the restaurant by a new owner.

The family that owns Rio Grande has taken over Bassett's in Poolesville, and has come to find they can't operate both restaurants at once. An end unit space, the restaurant also features an outdoor dining patio.

Clarksburg Tavern building for sale

The building housing Clarksburg Tavern at 23315 Frederick Road in Clarksburg is now on the market for sale. Clarksburg Tavern is still open, as it is simply a tenant in the building, which is currently 100% leased. 

If you purchased the building, for example, you would be the landlord of Clarksburg Tavern and any other tenant. When their leases expire, you would have the option to renew them, or to redevelop the property. The 14,200 square foot building at a prime location on MD 355 has an asking price of $3,800,000.
